A 25K sq ft suburban office building was 40% leased and in need of capital. The suburban office market was recessed and the future demand for office space was being redefined.
IAG Commercial assembled a group of investors to purchase the building out of receivership. The initial capital required was extensive to cover capital, tenant improvements and carrying costs during the period of negative cash flow. The building benefited from a strong location, free parking and walk-able amenities that are unusual for many suburban office buildings.. Through proactive marketing (and a bit of patience) the building achieved 98% occupancy and a strong net operating income for the investment group.
